The agent searches that show a map

Portals hold the property searches. They do not hold these: “realtor near me”, “listing agent” plus the town, “real estate agent” plus the neighborhood, and your own name. Each one returns a map with three profiles above the websites.

Someone who types an agent search has moved past browsing homes. They are choosing a person. The real estate marketing page explains why the agent, more than the brokerage, is what a seller picks. Local SEO is where that shows up on screen: your name, your rating and your face, or the office’s.

One office, many agents: what Google allows

Google’s guidelines deal with this directly. An individual practitioner should create a dedicated profile if they work in a public-facing role (Google Business Profile guidelines). They must also be contactable directly at the verified location during stated hours.

Where several practitioners share one location, the same guidelines say the organization keeps its own profile for that location. The practitioner’s profile title should carry only the practitioner’s name.

So the setup for a brokerage with many agents looks like this.

Two cautions. The guidelines say a virtual office where you do not operate is not eligible. And when you change brokerage, update the address on your profile the same week.

What goes wrong on agent profiles

  • Keywords in the name. “Jane Smith, Top Dallas Realtor” breaks the rule that a name must not include service or location words.
  • Duplicates. An old profile from a previous brokerage still shows the old office and collects the reviews.
  • No link to a page about you. The profile points at the brokerage home page, so the visitor has to find you again.
  • Reviews on the wrong listing. Clients review the office because that is what they found.
  • Service areas drawn too wide. Google caps service areas at 20 and suggests staying within about two hours of driving (service area help).

Reviews in a trade with few customers a year

A restaurant can gather fifty reviews in a month. An agent closes a handful of sales in that time, so each review matters more and the asking has to be routine. Google says more reviews and positive ratings can help local ranking, and that there is no way to pay for a better position.

Ask at closing, when the keys change hands, and send the link that evening. Ask both sides of your business: sellers, buyers, and landlords if you lease. Google’s policy bars offering payment, discounts or free goods for a review, and bars asking only the clients you expect to be happy (Google Maps contributed content policy).

One point specific to housing. When you reply to a review, describe the sale and the service. The HUD advertising rule covers any notice or statement about the sale of a dwelling (24 CFR 100.75), so avoid remarks about the kind of people who live nearby. Month by month

Month one. Every profile tied to your name is found: current, old and duplicate. The right one is verified, named correctly and pointed at your own page. The category is set to real estate agent, and your hours are the hours you answer the phone.

Month two. Your page on the brokerage site, or your own site, is rebuilt around sales by neighborhood. A review request is added to your closing checklist. Past clients from the last two years are asked once.

Month three onward. A photo of each sold home goes on the profile with the seller’s permission. Area pages are added for the neighborhoods where you have closed sales. The profile is checked weekly for edits you did not make.

What local SEO costs an agent

When this is the wrong first move

If your brokerage does not allow agent profiles or agent pages, find that out first. Some do not, and the work then belongs to the office listing.

If you are new and have no closed sales, there is nobody to ask for a review yet. Put the effort into your sphere and come back after your first few closings.

If you already have the profile and the reviews, the next gain is search beyond the map. That is the seller content under SEO for real estate, or seller keywords under Google Ads for real estate.

Questions owners ask about this

01 Can an individual real estate agent have a Google Business Profile?
Yes. The Google guidelines allow a public-facing practitioner to have a dedicated profile if they can be contacted directly at the verified location during stated hours. The brokerage keeps a separate profile for the office.
02 What name should go on an agent profile?
Your name only. Where several practitioners share a location, the guidelines say the practitioner title should not include the name of the organization. Adding words such as best realtor or the city breaks the naming rule.
03 Can I list my home address or a virtual office?
A virtual office where you do not operate is not eligible under the Google guidelines. If you work from home and meet clients elsewhere, a service-area profile with the address hidden is the route to ask about.
04 Can I give a closing gift in exchange for a review?
A gift is fine. Tying it to a review is not. Google prohibits incentives in exchange for posting a review and prohibits asking only satisfied clients. Ask every client after closing, with no condition attached.
05 Why do other agents appear for realtor near me and I do not?
Google names relevance, distance and prominence as the three factors. Distance depends on where the searcher is. Category, reviews and the website linked from your profile are the parts you can change.
06 What does local SEO cost for a real estate agent?
