What a homeowner searches before agreeing to a roof inspection

A roof is one of the largest things a household pays for, and the searching reflects it. The same person comes back to Google many times before a roofer hears from them.

  • Material. “metal roof vs shingles”, “how long does an asphalt roof last”, “best roof for hail”.
  • Repair or replace. “can a 20 year old roof be repaired”, “roof leak around chimney”, “missing shingles after wind”.
  • Insurance. “does homeowners insurance cover hail damage”, “roof claim denied what next”, “roof inspection after storm”.
  • Who to hire. “roofers near me”, “licensed roofing contractor [town]”.

The first four are where organic search work earns replacement jobs. The last is decided on the map, which is roofing local SEO.

The Bureau of Labor Statistics says replacement and repair of existing roofs is a main source of demand for the trade. Those are homeowners with a roof already over their heads and time to read.

Where roofing sites lose that reader

The gallery has no words. Forty photos of finished roofs show the work and tell Google nothing. A project write-up does both: the town, the roof type, what failed, what was installed, how long it took.

Cost is missing. A range per square with the reasons it moves is enough: pitch, tear-off layers, decking repairs, material, permits. A homeowner who cannot find that on your site finds it on a national lead seller’s.

Storm pages go up after the storm. Google’s starter guide says some changes could take several months to show in results. A hail damage page published the morning after is competing with pages that have been indexed for a year.

Insurance advice is vague or wrong. Claims content affects a household’s money. Google’s guidance treats trust as the most important quality for such topics and asks for first-hand expertise. The page should describe the steps you see every season, and stop short of interpreting anyone’s policy.

Repair, replacement and insurance share one page. A person with a drip over the hallway and a person planning a new roof next spring want different things. One page gives neither a full answer.

City pages are clones. Google’s spam policies list pages targeted at specific regions or cities that funnel users to one page as doorway abuse. A town page earns its place with jobs done there.
